Welcome to Bayou Breeze Retreat!
We’re so glad you’re here and hope you enjoy a relaxing stay in our freshly renovated coastal home.
We’ve put a lot of love into creating a space that’s stylish, comfortable, and full of thoughtful details
to make your visit enjoyable.
Boat Dock & Lift:
Your designated boat slip is the far end slip closest to the Bayou. The lift control box is labeled
“Bayou Breeze.”
Lift Instructions:
• If you have a V-hull boat, you may use the lift. Follow the instructions on the control box carefully.
If your boat does not properly fit on the lift, please do not use the lift. You are welcome to tie
your boat up to the dock instead, boat bumpers have been installed to help protect your boat for this
purpose.
Note: The lift is rated for a maximum of 16,000 lbs—do not exceed this weight limit.
• If you have a pontoon boat, do not use the lift. Instead:
• Tie your boat securely to the dock pilings. Boat bumpers have been installed to help protect your
boat for this purpose.
• The lift is not configured for pontoons and could cause damage if used improperly.
Dock Etiquette:
• The dock’s common area is shared with two other property owners, so we kindly ask that you:
• Respect their space.
• The fish cleaning station is our neighbors, we kindly ask you not to use it. The tables and Chairs
are common, feel free to use.
• Keep noise to a minimum, especially in the early morning or evening.
• Clean up after yourself (including fishing gear, fish, trash, or towels).
• No Running or Diving from the Dock. No life guard is on duty, swim at your own risk.
Fishing:
You’re welcome (and encouraged!) to fish from the dock. Nighttime fishing is especially rewarding
near the underwater green lights, which attract fish after dark.
Smart TVs:
All TVs throughout the home are Smart TVs and ready for you to log into your favorite streaming
services (Netflix, Hulu, etc.).
Each TV remote is labeled by room—please keep remotes in their designated locations.
WiFi:
High-speed fiber internet with boosters ensures strong coverage throughout the home.
You’ll find the WiFi name and password framed and displayed in the living room for easy access.
Home Controls & Labels:
You’ll find helpful labels throughout the house to guide you with lighting, fans, and appliance
functions.
Showers: In the tub/shower combos, the shower is activated by pulling down on the rim of the bath
spout. This design isn’t always intuitive, so we’ve added an instructional label nearby.
Ceiling Fans & Lights: Every bedroom has a ceiling fan with a light, controlled by the wall-mounted
switch. Use the labeled buttons to adjust fan speed and dim or brighten the light.
HVAC & Thermostats:
The home is equipped with smart thermostats on both levels:
• Main Floor: Located in the hallway across from the base of the stairs.
• Upstairs: Located at the top of the stairs.
To adjust:
1. Touch the thermostat to wake it.
2. Turn the dial to set your desired temperature.
3. Tap the screen to confirm your setting.
Important:
To ensure the HVAC system runs efficiently and to help control indoor humidity, all windows and
doors must remain closed at all times while the system is running. Leaving them open can cause the
system to work overtime and increase moisture in the home, especially in our humid coastal climate.
For best performance, we recommend keeping the thermostat set between 68–74°F, depending on
the season.
Kitchen Notes:
• Stove: The brand new induction cooktop heats quickly and evenly but only works with compatible
magnetic cookware (which we’ve provided). It cooks more like gas but is fully electric. Adjust heat
levels and cook times accordingly.
• Microwave: Located above the oven for your convenience. Do not put metal in the microwave.
• Dishwasher: Please scrape food from dishes into trash before loading. The sink does not have a
garbage disposal, all food waste must go into trash not down the sink.
• Trash: Trash can is located in the Laundry Room.
Outdoor Trash:
Trash pickup is on Tuesday and Thursday mornings. Please place bins out by the curb on Monday
and Wednesday night and return them after pickup. The Blue Bin (labeled 26326 Cotton Bayou) is
stored in the front of the garage.
Laundry:
A washer and dryer are available in the laundry room. Please shake out sandy towels/ clothing
before washing to protect the machines.
Cleaning:
The home will be cleaned before you arrive and after you check-out. If you would like an additional
cleaning during your stay for a fee of $350, please let us know and this can be arranged. Otherwise
basic cleaning supplies can be found in the Laundry Room.
● Check-Out Instructions:
Before You Go:
We kindly ask you to:
• Start the dishwasher.
• Please wash and dry ALL BEACH TOWELS as these are provided by the owners as a bonus. Our
cleaning company does not provide beach towels and is not able to wash them during cleaning.
• Return any moved furniture to its original place.
• Take out the trash.
• Please ensure all windows are closed and lock all doors including the sliding glass door, primary
suite french doors, garage/kitchen door, close garage door and Lock the front door and return the
key to the lock box.

Turn right just past the totem pole mailbox. If you’ve driven past the marina you have gone too far.
Drive down the driveway to the back building, you are staying at the house on the left in the Duplex.
● Door instructions
There is a lock box with a key to the front door, in it to the right of the front door. The code to the lock
box is: 2110.
To unlock/lock the front door, lift the handle then turn the key.
Please make sure to return the key and lock the lock box when done.
For keyless entry you can go through the garage and through the door to the kitchen.

● Rental rules
No Smoking or Vaping:
Smoking or vaping is strictly prohibited.
No Parties or Events:
This property is intended for registered guests only. No parties, large gatherings, or events are
allowed without prior approval.
Quiet Hours: 10 PM – 8 AM:
Please respect neighbors and keep noise to a minimum during quiet hours, especially in outdoor
spaces.
Respect the Property:
Please treat our home with care. Report any damages or maintenance issues promptly so we can
address them.
No Illegal Activity:
Any illegal activity on the property will result in immediate termination of the stay without refund.
Pets:
Please be kind to the neighbors and keep barking to a minimum. You are responsible to keep your
pet under control at all times and must not be left unattended. Pets are not permitted in the pool
area. Please pick up all animal waste and dispose of in the blue trash can.
General House Cleanliness:
Please do not use any glitter or hair dye in the house as it is extremely difficult to remove, additional
cleaning fee may apply.
